It's a niche program — it won't be the right fit for everyone — but for those who qualify, it can be a meaningful step toward buying a first home in Oxford County.

It's worth noting that this is a very niche program with specific eligibility requirements — it won't be suitable for everyone. Oxford County Home Ownership Program — Eligibility Requirements

The following criteria must all be met in order to qualify for the Oxford County Home Ownership Program. Review each requirement carefully, and if you have questions about your specific situation, speak with a Mortgage Professional or reach out to me directly.

Eligibility Checklist

  • Qualify for a mortgage. You must be able to obtain mortgage financing through a lender.
  • Maximum household income of $119,800. This is the median household income for Oxford County before tax deductions. All income sources for everyone in your household are included.
  • Be at least 18 years old and currently renting in Oxford County. You must be an active renter within Oxford County at the time of application.
  • Not currently own or have an interest in a home. This includes partial ownership — if you hold any interest in a residential property, you would not qualify.
  • No outstanding debt to a community housing landlord. Any money owed to a social or community housing provider must be fully resolved.
  • Be a legal resident of Canada. All members of your household must be legal Canadian residents.
  • Agree to use the home as your sole primary residence. The home cannot be transferred, leased, or rented out to another party.
  • Hold less than approximately $40,000 in household assets. Combined household assets — savings, investments, and other holdings — must fall below this threshold.
  • Purchasing a home valued under $425,000. The purchase price of the home cannot exceed $425,000.

Key Things to Understand About the Program

Income Limits Are Based on Household, Not Individual

The $119,800 income cap applies to your entire household — meaning all sources of income from everyone living in the home are counted together. This is an important distinction for couples or families applying together.

The Asset Limit Is Separate From Income

Even if your household income is well below the $119,800 threshold, you'll also need to have less than approximately $40,000 in combined household assets. Assets typically include savings accounts, investments, RRSPs, and similar holdings. The Home Must Be Your Only Residence
