Is it a buyer's or a seller's market right now?

The honest answer: it depends on the city, the neighbourhood and the type of property. Some homes are selling within a couple of weeks, while others are taking a couple of months.

Overall, though, Oxford County is hovering around a balanced to buyer's market. New listings jumped about 19% from August while sales grew at a slower pace, which means buyers have more homes to choose from heading into fall. Prices held steady, with the average sale price up about 1%.

If you're wondering what this means for your own plans to buy or sell, I'm always happy to walk you through the numbers for your specific area.

Your October home maintenance checklist

Warm, cozy kitchen seen through an arched doorway

A few small jobs now can save you bigger headaches once winter arrives.

  • Put away the patio furniture. Clean it, then store or cover it for the season. Keep cushions somewhere secure where rodents can't get to them.
  • Trim back tree branches. Cut away any branches that are close to or hanging over your home's roof.
  • Check your weatherstripping. Look around exterior doors and replace any that's worn or cracked to keep drafts out.
  • Clean behind your appliances. Vacuum and clean under and behind your fridge, stove and other major appliances.

Thinking of selling soon?

  • Complete touch-ups. Paint over scuffs on the walls, freshen up trim and replace any cracked outlet covers.
  • Declutter and organize. Sell or donate items you no longer need, depersonalize your space and tone down bold decor.
  • Book a deep clean. Hire professional cleaners to tackle bathrooms, living spaces, the kitchen and windows.
